Concrete Grinding & Surface Preparation in Eastern Goleta Valley CA - a coat that holds
Peeling paint, old glue or a rough, uneven slab? We grind it down to clean, sound concrete so the next coat bonds to the slab itself.

Does my concrete need grinding before a new floor finish?
Concrete grinding and surface preparation in Eastern Goleta Valley is the step before any coating, sealer or overlay goes down. We run diamond pads over the slab to take down high spots and strip old paint, epoxy, urethane or mastic, the black glue left under old flooring. What's left is a texture the next coat can grip.
If your garage paint is peeling in sheets, or your basement still has the glue from carpet that left years ago, this is the job. The glue usually outlasts the carpet. Most floors that fail, fail at the bottom, not the top, so prep is the part I won't rush, whether it's ahead of new garage floor coatings or a basement finish. Price moves with the size of the floor, how much old coating or glue has to come off and how uneven the slab is. The schedule mostly turns on the concrete itself, whether it's dry and old enough to coat, and on whether the job needs a permit. I put both in writing for your floor at the estimate.
What our concrete grinding and surface prep covers
I walk the floor first and mark the high spots, the patches of old coating and anything stuck down that shouldn't be. Then our crew runs grinders with diamond pads across the slab, taking off what's on top until we're down to sound concrete. Grinding makes a lot of dust, so we run a dust collector and vacuum between passes when we're indoors, which keeps it out of the rest of your house. We grind to the texture the next coat needs and no rougher, because deeper scratches just mean more material to fill and more chance they show through the finish. When we're done, the floor is clean, open and ready for what goes on next.
Grinding is rarely the whole job. Bare concrete in a garage or on a patio usually gets concrete sealing so it resists water and stains, and a slab that's pitted or flaking past saving may need concrete resurfacing and overlays, a thin new layer bonded over the old surface. Either way, the grinding we do first is what that layer holds on to.
Concrete grinding, permits and dust rules in Eastern Goleta Valley
Addresses around here answer to different offices, the County, a city or the campus, so we check with the right one before we schedule. Don't assume a floor job skips the permit. If yours needs one, we pull it and fit the inspection into the plan. If you'd like to ask yourself, Santa Barbara County's Planning & Development office handles a long list of permit types and asks anyone unsure which one a project needs to call 805-568-2000.
Indoors, the bigger local factor is dust. Ground concrete gives off crystalline silica, particles fine enough that you don't want them in the air you breathe, and California's silica rule calls for a HEPA-filtered vacuum, one that traps very fine dust, to clear loose dust between passes when the work is inside or enclosed. That's simply how a careful crew works in a basement or a closed garage. Older floors bring one more thing to watch. Removing 100 square feet or more of material with more than 0.1% asbestos takes a contractor registered with Cal/OSHA, so if old tile or glue on your floor might contain it, we stop and get it tested before a grinder touches it. We see the same garages with peeling paint and basements with old flooring glue on jobs in Goleta and Santa Barbara.

Call or send the form
Tell us the floor size, what's on it now and how old the slab is. We set a time for me to come out and look.
I check the slab in person
I walk the floor, look for old coatings, high spots and damp, and write an estimate. It says what the floor needs and how long the space is off limits, so you know what you're paying for and can plan around it.
Our crew grinds and preps
Our own crew does the grinding, with dust collection running if we're inside. Clear cars, boxes and anything you care about out of the room before we arrive.
Walk the finished floor together
When the work is done, our crew walks the floor with you. You see the prepared surface before anything goes over it.

Questions before you book concrete grinding
How much does it cost to grind and polish a concrete floor?
Polishing concrete across the US usually costs about $8 to $9 per square foot, and that's the market's figure for a finished polished floor, not our price. Grinding just to prep for a coating is a different job, priced from what I find on your slab. Your estimate puts that number in writing.
How do I know if my concrete is dry enough to coat?
One coating maker suggests taping plastic sheets over a few different spots on the floor and checking under them after 24 hours. If moisture shows up, the coating waits until its source is found, which adds a step to the plan. If you've already tried the plastic test, tell me what you saw when you call.
How long does new concrete need to cure before coating?
One coating maker's guide says new concrete must cure for 28 days before a coating goes on. If you're pouring a new garage or patio slab, plan the coating for after that. We can still come out and write the estimate while it cures.
Do I need a licensed contractor to grind concrete in California?
Usually, yes. California only lets someone work without a contractor license on a job worth less than $1,000, and only when the work needs no permit and they have nobody working for them on it. If a crew shows up with helpers, that exemption doesn't cover them, so ask for the license before anyone plugs in a grinder.
What is the difference between grinding and scarifying concrete?
Grinding uses diamond pads to take down high spots and strip old coatings, while scarifying cuts into the surface much harder. One maker's guide says scarifying can damage and loosen the top layer of concrete, so a scarified floor must be shot blasted afterward. That's why grinding is our usual method on floors in houses.
What is the best way to check concrete surface prep before coating?
Compare the floor against its Concrete Surface Profile, a numbered roughness scale that runs from a cleaned surface with nothing changed up to very rough with the stone in the mix showing. An industry guideline includes benchmark profiles, visual standards a prepared floor is checked against, so you can ask any crew which profile they'll match. The answer should come from the coating going on next.

Work that often follows the grinding
Concrete Sealing
Once the slab is ground clean, a sealer protects bare concrete in a garage, patio or basement from water, oil drips and the stains that follow.
Concrete Resurfacing & Overlays
When the concrete under an old coating turns out pitted or cracked, a bonded overlay gives you a fresh surface without tearing out the slab.
Get your floor ground and ready to coat
Have the floor size, what's on it now, the slab's age and any moisture test result handy when you call (805) 335-8374 or send the form, and the estimate visit starts with half the questions answered.
